Guiding Principles
How we decide
Four principles shape every investment decision we make and every project we bring to our Advisory Board.
I.
Snohomish First
If a deal does not serve this county, it is outside our thesis.
II.
Locals Building Local
We prefer local contractors, vendors, tenants, and investors when quality and price compare.
III.
Community Benefit
Community benefit is part of underwriting, not an afterthought: housing working people can occupy, a reused building, a local user, or a civic-adjacent use, rather than extractive flips. Every project should leave the block better.
IV.
Selectivity
A more balanced residential market and higher rates favor patience. Passing on a deal is a success.
